Comparison of Restoration and Reconstruction Cost in the Protection of Cultural Heritage over Çatalca Koray Ayar Residence

 

Traditional residences with cultural heritage, should be preserved, maintained, and passed on to future generations. Works that cannot be preserved and/or remain idle may be destroyed after losing their original qualities and historical values. This study evaluated Koray Ayar Dwelling, located in Çatalca District, for which documentation studies were carried out and which was later demolished due to different factors. Failure to properly protect cultural heritage, delayed restoration, and loss of cultural values by demolition as a result, create the base of the problem for greatly varying costs when the conditions for redevelopment are met. Accordingly, although it is too late for intervention, the restoration costs will be lower than the reconstruction costs. Therefore, restitution and restoration decisions were made for the house whose survey was taken before it was demolished. In addition, a reconstruction evaluation for its original state was also made. Both restoration and reconstruction costs were calculated using unit price books. It was determined that both the original values were lost with the demolition of the structure and the costs are now much higher if it is rebuilt. It was also found that maintenance would be less costly than restoration and restoration would be less costly than reconstruction. As the results reveal the importance of early intervention, they can also be used to understand which interventions are more cost effective.
